New Frontier Properties is a Real Estate Investment Trust (REIT) registered in Mauritius under a Category 1 Global Business License and based in the United Kingdom, with a focus on acquiring and developing quality income-generating retail properties in the UK. The company was established as a private entity in 2014 and subsequently converted into a public company, with New Frontier shares now up for sale on the Stock Exchange of Mauritius and the AltX of the Johannesburg Stock Exchange (JSE). The group’s portfolio today comprises three shopping centres valued at £282 million. The company aims to add value to properties through efficient management and a proactive approach to retailer requirements via remodelling and extending stores and acquiring additional adjacent land. These have been identified as the main drivers of rental income growth, steady profit generation and enhancement of capital value.

In its first financial report, covering the first seven months of 2015, the company reported a 3.2% increase in net operating income and a 9% decrease in decentralised costs, along with a 100% tenant retention rate on expiring leases.

Following the decision of the UK to vote to leave the European Union, various acquisitions targeted by the company have been delayed, with the board acting cautiously until uncertainty in the UK economy has stabilised. The group’s existing properties had good performance in the year ended May 2016, with New Frontier recording an overall profit of £8.541 million for the period. Footfall data was good, increasing by 2% (outperforming the UK average of -3.2%) and rental occupancies fell to 3.96% from 5.3%. Basic earnings per share have been minimal thus far, as the group’s growth path stalls slightly due to the economic climate.

The success of New Frontier share price will hinge on the full impact of Brexit, which is likely to particularly impact the areas in which the group operates. The live online stocks chart shows that trade in New Frontier shares has been illiquid so far, and the
